More Space for the Future: Safely Managed

The renovation and expansion of the St. Paul Children’s Center in Erdweg (Dachau district near Munich) involved the further development of an existing educational and childcare facility under challenging conditions. The project included the renovation of a historic, listed building, the demolition of an older addition, and the construction of a new replacement building using timber construction methods. The total investment amounted to 8.4 million euros.

The complexity stemmed from the simultaneous nature of various requirements: historic preservation regulations, funding conditions, numerous stakeholders, a high need for coordination, and the awarding of contracts for individual trades—totaling 33 construction contracts—were all coordinated throughout the entire course of the project.

A fire that broke out in the new building during construction demonstrated just how prone to disruption such projects can be. Safety measures, drying, additional inspections, and the involvement of experts were quickly integrated into the project plan. By prioritizing measures and making cost-effective decisions regarding alternative options, the team succeeded in limiting the impact.
